The factor is exact: one foot is exactly 0.3048 m, and squaring it gives 0.09290304. Dividing by 10.7639 gives the same answer to about five significant figures.
Worked example: a 1,500 ft² house
Step 1. 1,500 × 0.09290304 = 139.35 m².
Step 2. As a sanity check, 1,500 ÷ 10.76 ≈ 139.4 m².
Room by room
A bedroom measures 12 × 14 ft.
Method A. 12 × 14 = 168 ft²; 168 × 0.09290304 = 15.61 m².

The linear-factor mistake
The most common error is multiplying an area by the length factor 0.3048. Here is what that does to a 1,500 ft² home:
